The Cherokee Nation Businesses is seeking qualified general contractors to install new roof‑overlay systems on the penthouse roofs of the Williams Center Towers I & II in downtown Tulsa. The base scope requires a mechanically‑fastened 60 mil TPO membrane over a ½‑in. cover board, removal and re‑installation (or replacement) of the existing lightning‑protection system, and coordination of material deliveries via freight elevators and after‑hours work. Two optional alternates are available: (1) extension or replacement of the roof‑access ladder, and (2) full replacement of the lightning‑protection system. Bidders must provide detailed pricing, schedules, and TERO compliance documentation, and must attend a mandatory pre‑bid meeting on August 5, 2026.
• Base bid: install two complete roof‑overlay systems (TPO ≥ 60 mil) with cover board, flashing, drainage, and lightning‑protection re‑installation.
• Alternate #1: design, fabricate, and install a ladder extension/replacement that meets OSHA and structural‑engineer stamping requirements.
• Alternate #2: full replacement of the existing lightning‑protection system, including design, installation, testing, and certification.
