Blue Springs Winwater and Flex Development

EPIC Concrete Construction, Inc. is soliciting lump‑sum bids from subcontractors for two new commercial buildings in Blue Springs, MO. The Winwater Office is a two‑story, 20,400 SF office/warehouse with a mezzanine and a pre‑engineered metal building (PEMB) shell. The Flex Spaces building is a single‑story, 19,000 SF grey‑box shell housing nine tenant suites. All major trades are required, including structural steel, rough carpentry, insulation, doors, metal framing, drywall, ceilings, flooring, painting, stone veneer, CMU trash enclosure, plumbing, HVAC, fire sprinkler (design‑build), and electrical. Site work includes asphalt paving, striping, fencing, landscaping, and site lighting. EPIC will self‑perform concrete, earthwork, and site utilities; PEMB packages are sole‑sourced to MAR Building Solutions, and security systems are sole‑sourced to Kenton Brothers. Bids are to be submitted as lump‑sum amounts per building with alternates listed separately.
