Construction Manager at Risk (CMAR) for Old County Jail Demolition and Site Rehabilitation

Coconino County is seeking a Construction Manager at Risk (CMAR) for the demolition and site rehabilitation of the former Coconino County Jail. The project involves demolishing non-historic portions of the jail, preserving the historic portion, and rehabilitating the site. The CMAR will be responsible for pre-construction and construction phase services, including developing a written construction phasing and scheduling plan, obtaining necessary permits, and implementing a site logistics plan. The CMAR will work with the Owner and Engineering team to complete the design, permitting, demolition, and rehabilitation. • The project requires experience with similar demolition projects in high-traffic areas and commercial/municipal projects dealing with historic structures. • The CMAR must provide a list of current licenses, discuss their approach to completing the project, and describe their team and key individuals' qualifications. • The project involves multiple stakeholders, including the County, Engineering team, and subcontractors. • The CMAR must comply with all applicable federal, state, and local health, environmental, and safety laws, regulations, standards, and ordinances. • The project has a tentative schedule, with evaluation and scoring expected to occur in July 2026, and Board of Supervisors approval expected in August or September 2026.
