CONSTRUCTION MANAGEMENT AT RISK SERVICES FOR THE HERITAGE – NEW YORK AVENUE SHELTER

The District of Columbia Department of General Services is seeking a Construction Manager at Risk (CMAR) for the construction of The Heritage – New York Avenue Shelter. The project involves constructing a new 6-story building with various facilities, including a medical clinic, dining area, training and educational spaces, and storage. The CMAR will be responsible for providing preconstruction, construction, and close-out services, including designing, budgeting, and scheduling. The project aims to achieve LEED Gold Certification and meet Net-Zero Energy requirements. Key aspects of the project include: * Constructing a new shelter facility with interior spaces as described in the construction documents * Evaluating the design for sufficiency and meeting requirements, standards, and cost-saving options * Performing site work and installing landscaping surrounding the building * Implementing safety measures and providing a construction management plan * Assisting in relocating furniture, fixtures, and equipment (FF&E) and providing move-in services * Providing a guaranteed maximum price (GMP) proposal and a construction schedule * Ensuring compliance with local, small, and disadvantaged business enterprise (LSDBE) participation requirements The project has an approved all-inclusive construction budget of $55 million, and the CMAR will be required to provide a construction contingency of 6% in the GMP for unforeseen conditions.
