The Newark Board of Education is seeking a qualified contractor to perform comprehensive alterations and additions to the swimming pool facility at the Chancellor Avenue Annex. The scope includes demolition, plumbing, HVAC‑R, electrical, fire‑alarm, building‑management system tie‑ins, asbestos remediation, site work, and the installation of a new pool system, all to be completed within a 260‑working‑day schedule. Work during the school year is restricted to a second‑shift schedule (3 p.m.–11 p.m.) unless first‑shift approval is obtained, and all fire‑alarm and BMS work must be priced as a lump‑sum with no separate allowances. The contractor must retain qualified subcontractors for ten specific trade classifications and coordinate with existing vendors for fire‑alarm, BMS, and roofing warranty services.
