New City Hall Tenant Improvements – City of Klamath Falls

The City of Klamath Falls is seeking a general contractor to perform interior tenant‑improvement work on the existing City Hall building. The scope is limited to non‑load‑bearing partition walls, new office spaces, reception counters, restrooms, utility sinks, cubicle clusters on the ground floor, and additional office and testing areas on the second floor. The contractor will also coordinate design‑build elements for mechanical, electrical, plumbing, low‑voltage/data, access‑control, and fire‑sprinkler modifications, replace all existing Cat‑5 data cabling with Cat‑6, install security‑camera systems, and provide all required permits and sub‑contractor disclosures. • Ground‑level renovations: new offices, reception, restrooms, utility sink, cubicles. • Second‑level renovations: new offices, testing area, storage modifications. • Design‑build responsibilities: MEP re‑configuration, data‑cabling (Cat‑6), security‑camera installation, fire‑sprinkler adjustments, access‑control hardware. • Mandatory pre‑bid meeting on‑site; electronic bids submitted via BidExpress; bid guaranty 10 % of total bid; contractor must be OCCB‑licensed and perform at least 30 % of work with its own labor.
