The Ranch: Phase 2 Pre-Construction & Construction Services (Qual Package)

The Ranch Campus, located in Larimer County, Colorado, is seeking a highly qualified and capable General Contractor to provide pre-construction and construction services for the implementation of its Phase 2 Master Plan. The project includes the development of an outdoor amphitheater, community plaza, convention center, and renovations to the existing Blue Arena, among other enhancements. The selected contractor will be expected to enter into a Master Services Agreement with the County, which will cover the design/pre-construction and construction phases of work. The contractor will be required to provide ongoing design and construction support and will be part of a project team consisting of the County's Program Manager, Project Manager(s), and other County staff, as well as the project's architectural/engineering consultant team. • The project will be managed using the Alternative Product Delivery System (APDS), a collaborative, qualifications-based project delivery method that integrates the Owner, Design Team, and Contractor from the earliest stages of design through construction. • The contractor will be required to provide a non-redacted Statement of Qualifications (SOQ) and may also provide a redacted version excluding any confidential information. • The County intends to form a long-term partnership with the selected contractor and enter into a Master Services Agreement for the duration of the Phase 2 Master Plan Projects, which is expected to be completed by 2029. • The total investment in Phase 2 is significant, with Larimer County's Master Plan allocating tens of millions of dollars to each principal component.
