RFP - Senior – Community Center Project Construction Manager at Risk (CMAR)

The Town of Johnstown is seeking a Construction Manager at Risk (CMAR) firm to provide construction services for the Senior – Community Center Building Project. The project involves constructing a new, single-story, slab-on-grade building with an anticipated finished square footage between 14,000 and 17,000 square feet. The CMAR firm will be responsible for providing design phase consulting services, including constructability evaluation, value engineering, cost evaluation, and project schedule determination. The firm will also provide construction phase services, including construction management, project management, and superintendent services. • The project is expected to start in June 2026 and be completed by April 2027. • The CMAR firm will be required to have experience with similar projects, including municipal buildings and community centers. • The firm will be evaluated based on their qualifications, experience, and cost proposal. • The Town reserves the right to reject any and all proposals or any part thereof. • The selected CMAR firm will be required to have a completely open book policy on all pricing of work with multiple bids.
