The Department of Veterans Affairs (VA) is seeking expressions of interest for leased medical space in the Bothell, Snohomish, and surrounding area in Washington State for a Community Based Outpatient Clinic (CBOC). The lease term is 20 years, with 15 years firm. The required space is approximately 21,768 ABOA / 24,489 RSF. The VA is looking for a full-service lease that includes janitorial service and utilities. The building must meet or be able to economically meet the seismic requirements for buildings in high seismic activity areas. • The building must be zoned for medical use. • The building must have convenient access to public transportation. • The building must meet Federal and Local Government requirements for fire safety, physical security, accessibility, and sustainability standards. • The building must have at least one elevator available for use if the space is located on the second floor or above. • The building must have parking spaces, including handicap-accessible spaces, in accordance with ABAAS or local code, whichever is greater.
