The lease must be fully serviced, include required parking, meet fire‑safety, accessibility, seismic, ENERGY‑STAR, and security (FSL‑1) standards, and cannot be in a 100‑year floodplain. The contract term is 20 years with a 5‑year firm term and 120‑day termination rights; no option term.
