Construction Management Services

The Town of Whitingham is seeking a Construction Manager at Risk (CMAR) to provide preconstruction services and construction management services for the construction of a new 8,800 SF Highway Department Garage. The project includes related site improvements, such as grading, access, utilities, stormwater management, and circulation upgrades. The CMAR will be responsible for reviewing pre-bid documents, providing value engineering input, and assisting with the procurement of a Pre-Engineered Metal Building (PEMB). The project is expected to start in Q2 2027 and be completed in Q3/Q4 2027. • The CMAR will be required to provide a surety letter confirming bonding capacity to cover the anticipated final GMP amount. • The CMAR will be required to obtain a minimum of three competitive bids on any work performed by their own forces. • The CMAR will be required to solicit at least three bids where practicable, document outreach and results, and obtain Town concurrence for awards. • The CMAR will be required to provide open-book cost reporting, contingency log, and monthly schedule updates. • The CMAR will be required to commissioning support, training, warranties, as-builts, and closeout documentation.
