Description
California Department of Transportation is seeking one or two qualified title‑and‑escrow firms to provide on‑call, as‑needed services for the acquisition of parcels needed for future state highway projects in Modoc County. The agreement will be multi‑provider, allowing Caltrans to issue individual service requests for title searches, escrow administration, title insurance policies, litigation guarantees, and related documentation. All work must be performed in‑house (no subcontracting) and must comply with state licensing, insurance, organic‑waste recycling, civil‑rights, Darfur, and other statutory requirements.
• Provide preliminary title reports, record searches, statements of ownership, updates, and continuation guarantees on a per‑parcel basis.
• Issue residential and commercial title insurance policies, litigation guarantees, and escrow services with tiered pricing.
• Deliver all reports and policies electronically within 30 days of the service request or escrow close, and handle reconveyances, endorsements, and third‑party fees as required.
