In Seach of Professional Office Space - Tucson Arizona

The U.S. Army Corps of Engineers is seeking to lease approximately 1,000 to 1,600 square feet of professional office space in Tucson, Arizona. The lease term will be for up to 5 years, with the option for termination by the Government. The space must meet specific requirements, including 24-hour unrestricted access, availability of communications infrastructure, and direct access to a secondary exterior exit door. The space must also be located within a defined area in Tucson, with specific boundaries. The successful Offeror will be required to provide a fully serviced lease, including all operating costs, real estate taxes, and related insurance. • The lease will require the Lessor to design and build alterations to the space, as specified in the Construction and Security Specifications. • The Lessor will be required to provide a management plan for any asbestos-containing materials. • The Lessor will be responsible for ensuring that the space meets all accessibility requirements. • The Lessor will be required to provide a Phase I Environmental Site Assessment, if requested by the Government. • The Lessor will be responsible for complying with all National Historic Preservation Act requirements.
