Description
The California Department of Parks and Recreation is seeking a concessionaire to operate a historic‑style specialty retail outlet at Old Town San Diego State Historic Park (2637 San Diego Ave.). The concession must reflect the 1821‑1872 Mexican period in décor, merchandise, staffing, and interpretive programming, while complying with ADA, fire, health, and State insurance requirements. The award will be a 5‑year contract with an optional 5‑year extension, requiring a $50,000 capital improvement investment by the end of year 3 and ongoing rent of the greater of $50,000 or 8 % of gross receipts plus a 2 % FMIA contribution.
• Operate a historic‑style retail shop (specialty goods, souvenirs, arts & crafts) that authentically portrays the park’s historic era.
• Deliver a detailed operation and interpretive plan, meet design‑to‑construction milestones (schematic, design‑dev, working drawings within 4‑week windows) and complete $50,000 of facility upgrades within the first three years.
• Provide financial assurances ( $500 proposal bond, performance bond equal to one year’s minimum rent, insurance coverage, and monthly rent reporting) and comply with all State procurement, reporting, and non‑discrimination statutes.
