Description
This solicitation seeks a qualified concessionaire to design, construct, operate, and maintain a historic‑style specialty retail outlet within Old Town San Diego State Historic Park. The concession must reflect the 1821‑1872 interpretive period, be ADA‑compliant, and invest at least $50 K in capital improvements by the end of year 3. Revenue is generated through retail sales, with rent calculated as the greater of $50 K annually or 8 % of gross sales, plus a 2 % FMIA fee. The contract runs for a five‑year base term with one optional five‑year extension.
• Operate a boutique‑style retail shop that showcases historically appropriate merchandise, décor, signage, and staff attire.
• Complete $50 K of facility upgrades (roof, plumbing, ADA modifications, etc.) by year 3 and submit documented proof for rent‑credit credit.
• Provide a performance bond equal to one year’s minimum rent, maintain required insurance, and submit monthly DPR 54 reports on gross receipts and FMIA deposits.
