CMAR for Expansion and Renovation of the Community Activity Center

The Town of Flower Mound is seeking a qualified Construction Manager‑at‑Risk (CMAR) to lead the design‑assist and construction of a major expansion and renovation of its Community Activity Center, which will include a new indoor commercial swimming pool, additional gymnasium/fitness space, and exterior amenities. The CMAR will be responsible for cost estimating, constructability reviews, GMP development, subcontractor procurement, schedule management, and post‑construction close‑out, working closely with the architect (Barker Rinker Seacat) and the Town throughout the pre‑construction and construction phases. • Project budget: approx. $32 million • Scope: ~34,400 SF renovation + ~55,000 SF new indoor recreation space + ~7,500 SF outdoor patio/concessions • Anticipated construction start: Fall 2027; substantial completion: Spring/Summer 2029 (≈2 years) • Required services: live cost estimating, GMP management, constructability reviews, permit assistance, utility coordination, subcontractor bid packages, bid evaluation, schedule of values, safety/OSHA compliance, quality management, phased warranty turnover • Mandatory pre‑bid meeting: 09/01/2026 (9 am CT) • Questions due: 09/08/2026 (12 pm CT) • Submission deadline: 09/15/2026 (11 am CT) • Evaluation criteria include firm safety record, qualifications, fee proposal, and interview (optional). • Contract will be based on AIA A133 (2019) CMAR agreement.
