Description
The Town of Sharon, Massachusetts, is seeking a contractor to develop and implement a revaluation program for all real and locally assessed personal property. The program aims to value commercial, industrial, residential over three units, multiple-use, and improved exempt properties. The contractor will be responsible for collecting sales data, conducting a field review, and determining the full and fair cash value of properties. The contractor must have experience with similar revaluation projects and utilize the Vision Appraisal Technology CAMA appraisal system. The project requires the contractor to work cooperatively with the Town's Assessors' Office and provide periodic reports and deliverable products.
Key aspects of the project include:
• Conducting a field review of all improved commercial, industrial, residential over three units, and multiple-use properties
• Collecting sales data and verifying sales from among properties listed
• Determining the full and fair cash value of properties using the Vision Appraisal Technology CAMA appraisal system
• Providing written assurances that the revaluation will meet Department of Revenue certification requirements
• Cooperating with the Town's Assessors' Office to maintain good public relations throughout the project
• Conducting a public information program to promote public understanding and cooperation
• Submitting a formal written description of the public information program within 20 calendar days of contract execution
