Green Lake Com Cntr and Pool Redev (GCCM - Precon)

The City of Seattle is seeking a General Contractor/Construction Manager (GC/CM) for the Green Lake Community Center Renovation and New Aquatics Center project. The project includes preconstruction services and construction of a new aquatics center, replacement of the existing play area, and renovation of the existing community center. The GC/CM will work with the City and its design team to provide preconstruction services, including cost estimating, value engineering, and constructability reviews. The project will utilize the GC/CM contracting procedure defined in RCW 39.10. The estimated maximum allowable construction cost (MACC) for the project is $47,000,000. • The project involves the construction of a new aquatics center with a competitive lap pool, recreational pool, and associated facilities. • The project includes the renovation of the existing community center, including the removal of the existing pool and partial renovations to the building. • The project requires the GC/CM to work with the City and its design team to provide preconstruction services, including cost estimating, value engineering, and constructability reviews. • The project will be subject to the City's Community Workforce Agreement and Priority Hire Ordinance. • The project requires the GC/CM to have experience with complex scheduling, phasing, and coordination. • The project involves the construction of a new building and renovation of an existing building on a shared campus, surrounded by Green Lake Park.
