The YMCA of Youngstown is seeking a qualified Construction Manager (CM) to oversee the interior renovation of three basement rooms for its Youth Development Center at the Central YMCA. The contract will be cost‑plus‑fee with a possible Guaranteed Maximum Price (GMP) after the pre‑construction phase, and the CM must operate under open‑book accounting, competitive bidding of all trade work (minimum three bids per trade), and provide full on‑site supervision. The scope includes pre‑construction services (budgeting, cost estimating, value engineering, constructability review, schedule development, GMP development), and construction‑phase services (sub‑contractor procurement, safety, quality control, change‑order management, and close‑out).
