Description
The Department of Veterans Affairs (VA) is soliciting proposals for a lease of approximately 18,398 to 24,837 square feet of contiguous space in Litchfield, MN, for a new community outpatient clinic. The lease term will be 20 years, with a 10-year firm term and options for extension. The VA requires a fully serviced, turnkey lease with rent that covers all lessor costs, including shell upgrades, tenant improvements, operating costs, real estate taxes, and security upgrades. The proposed space must meet various requirements, including accessibility, fire protection, and life safety standards. The VA will evaluate proposals based on technical factors, past performance, and price.
• The proposed space must be located in a modern, quality building with a façade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition.
• The space must be located on the ground level entrance of the building and must be contiguous and able to comply with accessibility and security requirements.
• The building must be sufficiently distanced from the road to allow for an ADA-compliant sidewalk.
• The offered space must provide for an efficient layout, as determined by the VA.
• The VA requires a minimum of 124 surface/outside parking spaces, reserved for the exclusive use of the Government.
• The lease must include provisions for utilities, maintenance, and repairs.
• The VA will consider proposals from service-disabled veteran-owned small businesses (SDVOSB) and will evaluate proposals based on technical factors, past performance, and price.
