Description
The Legislative Affairs Agency of Alaska seeks a qualified contractor to provide comprehensive property management services for three residential apartment buildings (Gold and Sixth Street Apartments) in Juneau. The portfolio includes two four‑unit buildings and one eight‑unit building (total 16 two‑bedroom units) with onsite parking. Services cover lease administration, tenant relations, building operations and maintenance, financial accounting, emergency response, and oversight of subcontractors. The contractor must submit a technical proposal and a separate cost proposal, attend a mandatory pre‑proposal teleconference on Oct 14 2026, and may attend an optional exterior site visit. Proposals are due Nov 9 2026; award intent will be issued Dec 8 2026 with a contract start Jan 1 2027 for an initial two‑year term. Preference is given to Alaska‑based firms.
• Manage leasing, tenant services, and occupancy for 16 units
• Perform routine building maintenance and coordinate exterior repairs (renovations ongoing)
• Provide monthly financial reporting, budgeting, and rent collection
• Oversee subcontractors and control operating costs
• Deliver emergency response and compliance with Alaska statutes and ADA
• Submit separate technical and cost proposals; cost evaluated on a points basis with a 5 % Alaska bidder preference.
