The proposed development will be a 5-story, Type III-A wood-frame building with approximately 90 one-bedroom affordable senior units, a ground-level multipurpose room, and amenities. • The developer will be responsible for predevelopment, financing, contractor selection, construction oversight, relocation, and community outreach.
• The developer fee will be up to $2.5M, with a 45% developer share and 55% HDP share.
• The project will require compliance with HUD Section 3 outreach, prevailing wage requirements, non-discrimination and equal opportunity regulations, and federal funding rules and conditions.
• The developer is expected to stay engaged through IRS Form 8609 issuance, but will not participate in long-term property operations.
