Construction Manager at Risk w/ GMP for INNOVATION & TECHNOLOGY CENTER Catoctin Hall Addition/Renovation

Frederick Community College is seeking a qualified firm to act as Construction Manager at Risk (CMaR) with a Guaranteed Maximum Price (GMP) for the Innovation & Technology Center project at Catoctin Hall. The scope includes designing and constructing a 28,352‑square‑foot addition and renovating 30,245 sq ft of existing space to create a 79,695 sq ft facility featuring labs, classrooms, collaboration zones, a simulated clean room, and an Innovation Center. The project will target LEED Silver certification and follows a partnering approach that integrates the college, architect, CMaR, and trade contractors. • Provide full CMaR services (design coordination, cost estimating, schedule management, construction oversight) under a GMP. • Deliver a modern, sustainable facility supporting science, biotech, computing, business, and technology programs. • Manage construction of new addition, extensive interior renovations, and specialized spaces (clean‑room simulation, labs, collaborative areas). • Coordinate with a separately contracted architectural/engineering firm and ensure LEED Silver compliance.
