CMAR for Expansion and Renovation of the Community Activity Center

The Town of Flower Mound is seeking a qualified Construction Manager‑at‑Risk (CMAR) to lead the design‑assist and construction of a major expansion and renovation of its Community Activity Center, including a new indoor commercial swimming pool, gymnasium, fitness areas, and outdoor patio. The CMAR will provide cost estimating, constructability reviews, GMP development, subcontractor procurement, and full construction management through to substantial completion, with an anticipated budget of $32 million and a construction schedule from fall 2027 to spring/summer 2029. • Scope: Renovate ~34,400 SF existing facility (dry & wet areas) and add ~55,000 SF new indoor recreation space plus ~7,500 SF outdoor amenities. • Services: Live estimating, GMP management, design‑phase cost control, constructability reviews, permit assistance, utility coordination, bid package preparation, subcontractor management, schedule and cost reporting, safety & quality programs, warranty turnover. • Schedule: Pre‑bid meeting 09/01/2026, questions due 09/08/2026, bid submission deadline 09/15/2026. Construction start fall 2027, duration ~2 years. • Evaluation: 100‑point scoring (firm info, safety, approach, qualifications, references, fee, interview). • Budget: Approx. $32 M; CMAR fee to be proposed (typically 5‑10% of construction cost).
