Description
The New Jersey Department of Property Management and Construction is seeking qualified HVACR contractors (C032) to replace two rooftop units at Weequahic High School in Newark. The scope includes removal of existing RTUs, installation of new RTUs, new ductwork fabrication and cleaning, provision of temporary cooling for all occupied spaces, and compliance with strict after‑hours work windows. No tie‑in to the existing Building Management System is required, but the new controls must support open BACnet for future integration. The project must be completed within 170 working days from notice to proceed, with rigging and crane activities limited to off‑hours or weekends, and a defined unoccupied window for the gymnasium during the summer.
• Replace two rooftop HVAC units and install new ductwork (including cleaning).
• Provide continuous temporary cooling for occupied areas; shutdowns only 3 p.m.–11 p.m.
• Perform rigging, crane lifts, and tie‑ins off‑hours/weekends; gymnasium work allowed June 29‑Aug 14, 2026 (7 a.m.–3:30 p.m.).
