Description
This solicitation seeks two qualified title and escrow firms to provide on‑call and as‑needed services for Caltrans projects in Nevada County. The contract will run for up to five years, with service‑request orders placed through June 2029 and any open escrows completed by June 2032. Contractors must hold a California Department of Insurance title and escrow license, perform all work themselves (no subcontracting), and deliver all reports, policies, and guarantees electronically within defined turnaround times. Payments are based on pre‑priced line‑item rates submitted in the bid and reimbursable third‑party fees up to $1,000 per deed.
• Title‑search, preliminary reports, ownership statements, and updates for parcels (estimated 250 parcels).
• Title‑insurance policies and litigation guarantees (residential & commercial, tiered by transaction size).
• Escrow administration, reconveyances, subordination, and related escrow closings (30‑90 days).
• Mandatory electronic delivery of all deliverables; no subcontracting permitted.
