The bid must include a bid security in the amount of 5% of the maximum total bid, and the contractor must pay no less than the prevailing wage rates for the area. The contract will be awarded to the lowest responsible bidder, and the evaluation process will include a technical evaluation phase, a pricing phase, and a short list phase. • The project includes new construction of 9,136 square feet of administration building, 7,130 square feet of fleet maintenance and shop building, and development of approximately 131,000 square feet of site. • The Northlake Public Works department staff will occupy the existing administration building and remain fully operational during construction. • Demolition of the existing administration building and development of that portion of the site will be completed once the staff has fully relocated into the new administration building. • The contract requires the contractor to provide Performance, Payment, and Maintenance Bonds. • The contractor must comply with all federal, state, and local laws, ordinances, rules, and regulations affecting the cost, progress, or performance of the work.

Budget estimate

$9,000,000 – $12,000,000

The budget for this project can be estimated based on the scope of work and the prevailing wage rates. The project includes the construction of a 9,136 square foot administration building, a 7,130 square foot fleet maintenance building, and the development of approximately 131,000 square feet of site. The prevailing wage rates for the area are provided in the contract documents. Assuming an average cost per square foot of $200 for the administration building and fleet maintenance building, and an average cost per square foot of $50 for the site development, the total cost of the project could be estimated as follows: Administration building: 9,136 square feet x $200 per square foot = $1,827,200 Fleet maintenance building: 7,130 square feet x $200 per square foot = $1,426,000 Site development: 131,000 square feet x $50 per square foot = $6,550,000 Total estimated cost: $1,827,200 + $1,426,000 + $6,550,000 = $9,803,200 Based on this estimate, the budget for the project could be in the range of $9 million to $12 million, depending on the actual costs and the prevailing wage rates.
