Facility Operations, Maintenance, and Repair Services - Memphis Internal Revenue Service Center (MIRSC)

The U.S. Department of Treasury, Internal Revenue Service (IRS) is seeking information from qualified contractors to provide facility operations, maintenance, and repair services for the Memphis Internal Revenue Service Center (MIRSC). The scope of work includes operating and maintaining building systems, performing preventive maintenance, and providing repair services. The contract is expected to be a firm-fixed-price commercial services contract with a 12-month base period and four 12-month option periods. Interested contractors are invited to respond to this notice by submitting information about their company, business size and socioeconomic status, and capability to provide the required services. • The contractor will be responsible for operating and maintaining building systems, including HVAC, plumbing, and electrical systems. • The contractor will be required to perform preventive maintenance tasks, including inspections and repairs. • The contractor will be responsible for providing repair services, including emergency repairs. • The contractor will be required to provide a building operations plan (BOP) and update it annually. • The contractor will be responsible for managing and coordinating work at the facility, including scheduling and prioritizing tasks.
