CONSULTANT CONTRACT DANA POINT HARBOR

This contract is for valuation and appraisal services for the County of Orange in the case of the rental rate for boat slips located in Dana Point Harbor. The consultant, George Hamilton Jones, Inc., will provide services including appraisal and valuation reports, consultation services, and litigation support. The contract has a "not to exceed" amount of $30,000 and the consultant will be paid at hourly rates ranging from $60 to $200 per hour. The contract is for a period of 76 years, but can be terminated by the County Counsel with 10 days' written notice. • The scope of services includes appraisal and valuation reports, consultation services, and litigation support. • The consultant will provide opinion(s) of the fair rental value for the existing marina and slips as well as the proposed marina with its slip configuration and improvement plans. • The consultant will perform a market analysis, including a survey of slip rental rates, vacancy, waiting list, and/or incentive data at similar marinas in the competitive market area. • The consultant will reconcile the data from the comparative analysis to form an opinion of fair market rent for the individual slips at the subject marina in both existing and proposed conditions.
