Description
The University of Florida’s College of Nursing is seeking a landlord to lease 20,000‑25,000 sf of contiguous space for teaching, labs, offices, and support functions, with occupancy desired by Q4 2026. The lease term is preferred to be five years with two optional two‑year renewals. The landlord must provide a turnkey build‑out, full‑service rent (including utilities and janitorial), parking, after‑hours access, and detailed cost breakdowns. Proposals must include property address, landlord details, rent per square foot, operating expenses, improvement allowances, rent abatement, parking ratios, signage rights, and any incentives. Evaluation will focus on landlord financial strength, experience, lease flexibility, and alignment with UF’s space requirements.
• Minimum 20,000‑25,000 sf contiguous rentable area (BOMA standard)
• Required spaces: lobby, 10 offices, 10 classrooms, 2‑3 labs, collaborative area, conference room, kitchen/break room, restrooms, storage, IT & copy rooms, window treatments
• Lease term: 5 years preferred, with two 2‑year renewal options
• Full‑service rent to include utilities, janitorial, and operating expenses (or detailed caps)
• Landlord to deliver turnkey improvements; provide rent abatement or incentives if any
• Parking ratio and after‑hours access must be specified
