Appraisal Services

The City of Denton is seeking to pre-qualify appraisal firms to provide appraisal services for a period of three years. The selected firms will be required to provide appraisal services, including real estate appraisals, market analysis, and expert witness testimony. The firms must have experience in appraising complex properties, including commercial and industrial land, and must be able to provide accurate and timely appraisals. The City is looking for firms with a proven track record of providing high-quality appraisal services and a strong understanding of the City's requirements. • The scope of work includes providing appraisal services for real estate acquisitions, including market analysis and highest and best use determinations. • The firms must be able to provide expert witness testimony in court proceedings and meet with City staff on short notice. • The firms must have a minimum of five years of experience in appraising complex properties and must be registered with the State of Texas to provide appraisal services. • The firms must have a minimum of three years of experience in appraising real property for governmental entities and must have experience in eminent domain. • The firms must demonstrate the ability to respond to and accept the scope of service/engagement letter within 48 hours of receipt and deliver appraisal reports within 20-30 days.
