Description
The University of North Carolina at Greensboro is seeking commercial landlords to lease off‑campus student housing that can accommodate 50‑100 students. The lease must provide net usable square footage, fully furnished bedrooms, kitchens, common areas, utilities, internet, parking, and compliance with ADA and local building codes. Lease term runs from August 1 2027 to July 31 2028 with up to four one‑year renewal options. Proposals must be submitted electronically by 4:00 PM ET on October 16 2026.
• Required space: enough net usable square footage for 50‑100 students (≈10,000‑20,000 sf).
• Preferred configuration: contiguous blocks, low‑rise buildings (< 5 stories), proximity ≤ 2 mi to campus, access to public transit.
• Furnishings: bedroom desk, chair, dresser, twin/XL bed, closet, lighting, keyed lock; kitchens with 4‑burner range, refrigerator, seating for 4.
• Services included in rent: utilities, water/sewer, cable, high‑speed internet, laundry (in‑unit preferred).
• ADA‑compliant units preferred; handicap accessibility required.
• Lease rate must be a flat annual fee per square foot (no uncapped CPI increases).
• Lessor responsible for maintenance, janitorial, pest control, security, insurance (minimum $1 M liability), fire protection, and all operational costs.
• Mandatory post‑submission proposer meeting for leases exceeding $150,000 annual rent.
