Description
The Department of Veterans Affairs is seeking a lease for a multispecialty, acupuncture, and chiropractic clinic in Brevard County, Florida. The lease term will be 15 years, with a minimum of 6,240 to a maximum of 7,560 square feet of contiguous space. The space must be located in a modern quality building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition. The Government requires 42 surface/outside parking spaces, reserved for the exclusive use of the Government. The lease will be a fully serviced, turnkey lease with rent that covers all Lessor costs, including all shell upgrades, tenant improvements, operating costs, real estate taxes, and security upgrades.
• The lease term is 15 years, with a 5-year firm term and government termination rights.
• The space must be located in a prime commercial office district with attractive, prestigious, and professional surroundings.
• The Government requires a minimum of 42 surface/outside parking spaces, reserved for the exclusive use of the Government.
• The lease will be a fully serviced, turnkey lease with rent that covers all Lessor costs.
• The Lessor shall design and build the tenant improvements and will be compensated for these costs based on turnkey pricing established under the lease.
