Description
The City College of San Francisco is seeking a qualified consulting firm to act as the Commissioning Authority for the Evans Center Modernization project, which includes a seismic retrofit, roof replacement, mechanical upgrades, and a new spray‑booth installation. The contractor will provide comprehensive building commissioning services covering fundamental, enhanced, and envelope commissioning, and will be responsible for design‑review, functional testing, deficiency tracking, owner training, and final reporting, with the potential to join a pre‑qualified pool for future district projects.
• Perform fundamental commissioning of HVAC, electrical, plumbing, fire‑alarm, BMS, low‑voltage, and renewable‑energy systems.
• Deliver enhanced commissioning, including OPR/BOD development, monitoring‑based procedures, quarterly post‑occupancy analysis, and LEED v4 documentation.
• Conduct building‑envelope commissioning with third‑party testing, deficiency notices, and warranty‑phase follow‑up.
• Provide all required certifications, SLBE documentation, and a fee proposal (lump‑sum plus hourly rates).
• Potential to serve as the District’s primary Commissioning Authority for up to five years on this and future projects.
