Foundcare Restaurant Lease

The City of Riviera Beach is seeking a food entrepreneur to establish and operate a wellness-focused restaurant within the new FoundCare Health and Wellness Center. The selected operator will enter into lease negotiations for a 2,000 SF restaurant space, with the CRA delivering the space to a "knockdown stage" and the operator responsible for installing tenant-specific equipment and final fit-out. The lease term will be 3 years with two optional 1-year renewals, and the operator will be required to provide a consistent, high-quality dining experience, affordable and inclusive menu options, and support local hiring and workforce training. • The restaurant will offer breakfast, lunch, and optional dinner service, as well as grab-and-go and takeout options. • The operator will develop a rotating, seasonal menu that emphasizes nutritious, minimally processed foods. • The operator will implement a proactive and strategic marketing and outreach plan that aligns with the health and wellness mission of the FoundCare health facility. • The operator will maintain all leased areas in compliance with sanitation codes and provide janitorial service for the restaurant space. • The operator will participate in CRA's maintenance reserve program.
