Data Center Development – Town of Bennett

The Town of Bennett is seeking a developer to design, build, and operate a data center. The project involves a 102-acre site with robust utility capacity, including 16 MW of power available and scalability to 164 MW, a dedicated water allocation of 30,000 gallons per day, and redundant fiber connectivity. The selected developer will be responsible for conducting environmental assessments, managing the entitlement and permitting processes, performing civil engineering studies, and designing the data center infrastructure. The Town is looking for a developer with experience in data center development, particularly in rural or edge markets, and a strong track record of financial and operational performance. The proposal should include a written statement of interest, lead developer information, experience of the development team, estimated project budget, and financial capability of the development team. • The project requires a minimum of 5 years of experience in data center development. • The developer must provide evidence of sufficient financial support, equipment, and organization to ensure satisfactory execution of the services. • The proposal should include a detailed project schedule, financial model, and evidence of secured financing or credible funding commitments. • The Town reserves the right to reject any proposal and to determine the final scope and terms of any contract. • The selected developer will be required to enter into a written agreement with the Town, which will include insurance requirements, indemnification, and termination provisions.
