RFP - DeTurk Round Barn Lease of City owned building

The City of Santa Rosa is seeking a qualified tenant/operator to lease the historic DeTurk Round Barn (≈ 8,093 sq ft) located at 819 Donahue Street. The lease is “as‑is,” with the tenant responsible for all maintenance, utilities, insurance, and any tenant‑improvement work. Proposals must include a detailed use plan, community‑benefit narrative, preliminary tenant‑improvement cost estimate, and proposed lease terms (rent & lease length). The selection will be based on a weighted scoring rubric covering the cover letter, proposed use, community benefits, schedule, and lease terms. • Preserve the historic character of the 1891 building while adapting it for a new use (e.g., cultural venue, community center, nonprofit office). • Provide a comprehensive maintenance and operations plan covering utilities, janitorial, fire‑alarm, elevator, and routine repairs. • Submit a financial proposal with proposed rent, lease term, and estimated tenant‑improvement budget; the City will evaluate against market rates and community benefit.
