East Ridge Honors Residence Hall - Construction Management Services

The University of North Florida (UNF) is seeking a construction management firm to provide pre-construction and construction services for the East Ridge Honors Residence Hall project. The project includes the construction of a 500-bed residence hall with facilities for the Honors College, located on the UNF campus. The construction manager will work with the UNF staff and the selected design team to deliver the project. The contract will be awarded to the firm that best meets the requirements and needs of the project, based on factors such as experience, qualifications, and price. The key aspects of the contract include: • Pre-construction services, including cost estimates, constructability reviews, and project scheduling • Development of a Guaranteed Maximum Price (GMP) • Construction services, including the management of trade contracts and the delivery of the project • Compliance with all applicable local, state, and federal regulations • A construction budget of $62,725,194 • A project timeline that includes substantial completion by June 2025 and final completion within 30 calendar days after substantial completion The contract will be awarded through a competitive solicitation process, and the selected firm will be required to demonstrate their experience, qualifications, and capabilities to deliver the project.
