Real Estate Broker On-call Services

The City of Waco is seeking one or more licensed Texas real‑estate brokerage firms to provide on‑call services for the marketing, sale, acquisition, and strategic advisory of city‑owned properties. The contract is for an initial one‑year term with two optional one‑year renewals, and compensation will be based on pre‑agreed commission rates or fee structures. Firms must have at least ten years of commercial or public‑sector brokerage experience, be in good standing with the Texas Real Estate Commission, and demonstrate a track record of handling large, complex transactions for municipal clients. Proposals are due August 24, 2026, with a proposal opening at 2:01 PM CST via Zoom; award notification is expected by August 26, 2026. • Provide sale/disposition services: market analysis, MLS listing, valuation, negotiation, and closing support. • Provide acquisition services: parcel identification, feasibility studies, negotiation, and due‑diligence coordination. • Offer advisory support: market trend analysis, strategic planning, and reporting to City Council. • Must maintain E&O insurance, comply with all city ordinances, and submit extensive qualification documentation. • Contract may be awarded to multiple firms; non‑exclusive arrangement.
