The Village of Port Jefferson is seeking a qualified consulting firm or multidisciplinary team to develop a Comprehensive Master Plan for the Port Jefferson Country Club. The plan must assess existing conditions, identify capital improvement needs, conduct stakeholder and public engagement, perform legal, environmental, and zoning reviews, evaluate alternative development scenarios (including potential golf‑course re‑configuration and property monetization), and produce a phased implementation roadmap with cost estimates. The consultant will work with the Village’s data—including the KemperSports 15‑Year Strategic Plan, financial records, and engineering reports—and coordinate with Village officials, advisory committees, and the public. Deliverables include an initial work plan, baseline assessments, capital needs analysis, operational/financial analysis, alternatives analysis, draft and final master‑plan documents, and public presentation materials.
• Scope covers comprehensive planning, architectural‑level clubhouse evaluation, bluff‑stability engineering considerations, and tennis‑court reuse studies.
• Required public engagement: two public/stakeholder meetings plus targeted stakeholder interviews/focus groups.
• Village will provide existing surveys, GIS/CAD data, financial records, and the KemperSports strategic report; the consultant must validate and supplement these as needed.
• No budget ceiling disclosed; proposals must be sealed and submitted by October 30, 2026.
