Description
York County Community College (YCCC) is seeking a qualified hotel operator to provide safe, furnished, extended‑stay lodging for approximately 20 rooms (17 student double‑occupancy rooms and 3 staff single‑occupancy rooms) each academic semester near its Wells, Maine campus. The contract will include a full suite of resident services—daily breakfast, complimentary parking, on‑site laundry, reliable Wi‑Fi, weekly housekeeping, and robust security measures—along with detailed service‑level targets for emergency and routine issues. The award will be based on a best‑value evaluation that weighs cost, safety/security performance, facility quality, location proximity, residential services, and vendor experience.
• Provide a contiguous block of ~20 guest rooms (double‑occupancy student rooms + single‑occupancy staff rooms) within ~10 mi of YCCC.
• Deliver mandatory amenities: daily breakfast, parking, Wi‑Fi, laundry access, weekly bathroom cleaning, 24‑hour emergency contact, and full safety/security compliance.
• Contract term: initial 2‑year period (starting July 1 2027) with up to three optional one‑year renewals; pricing must be firm per year and include all mandatory costs.
• Evaluation criteria (total 100 pts): Cost (25 pts), Safety & Security (25 pts), Facility Quality (15 pts), Location (15 pts), Residential Services (10 pts), Experience & Implementation (10 pts).
• Proposals must be submitted electronically by 4 PM ET on September 30 2026, with questions due by September 23 2026 and a site walkthrough offered on October 9 2026 (optional).
