Salem State University is seeking a qualified manager to operate its residence‑hall properties during the summer months and to market, contract, and run conferences, programs, and camps held in those facilities. The manager will be responsible for all aspects of hospitality operations—including room assignments, fee collection, staffing, financial reporting, and coordination with university maintenance—while the university retains responsibility for capital repairs, utilities, and security. The contract runs for five years with two optional one‑year extensions and includes a flexible management‑fee structure to be proposed by the bidder.
• Operate designated residence‑hall buildings (Atlantic, Marsh, Viking, and potentially others) for summer conference use (June‑August).
• Market and secure conference contracts, collect attendee fees, and deposit revenues weekly into a dedicated operating account.
• Hire, train, and supervise all on‑site staff (manager‑employed) while providing on‑site residential units for staff at no charge.
• Provide monthly unaudited financial statements, quarterly owner meetings, and maintain required insurance coverage (general liability, workers’ comp, etc.).
• Submit monthly funding requests; the university reimburses operating expenses and the agreed management fee.
