Memorial Hall Renovation Design- Veteran Services

The County of Montgomery, Ohio seeks a qualified architectural/engineering firm to provide full‑service design and construction‑administration for the renovation of Memorial Hall, the home of the County Veterans Services Office. The scope covers programming, schematic design (20%), design development (40%), preliminary construction documents (70%), completed construction documents (99%), and final construction documents (100%). The firm will also coordinate specialty bids for furnishings, signage, and security systems, manage the construction bidding process, conduct site visits, and provide post‑occupancy warranty inspections for one year. • Perform program analysis, space planning, and cost estimating for the Veterans Services office. • Deliver schematic, design‑development, and construction‑document sets (architectural, structural, mechanical, electrical, civil, and specialty systems). • Prepare outline specifications, life‑cycle cost analyses, and detailed cost estimates at each phase. • Administer construction: bid tabulation, shop‑drawing review, change orders, site inspections, and as‑built documentation. • Coordinate with County officials, utilities, and code officials; manage permitting and final punch‑list. • Oversee separate procurement of furnishings, signage, and security equipment; assist in RFP evaluation and selection. • Provide warranty‑period site visits at 3, 6, 9, and 12 months after occupancy.
