Building Automation Systems Maintenance

The U.S. Embassy in Kosovo requires Building Automation System (BAS) Preventative Maintenance (PM) services. The contractor will perform BAS PM services, including preventative maintenance, investigation and troubleshooting, adjustments, and trend and alarm configuration. The contractor will also provide evaluation of the overall functionality of the BAS based on concerns and input provided by the Facility Manager and Facility Maintenance Staff. The services will be performed on BAS installed in and/or serving the General Work Areas and Public Access Areas at the U.S. Embassy in Kosovo. The contract will be for a base period of one year with four option years. • The contractor will provide all necessary personnel, equipment, and supplies to perform the BAS PM services. • The contractor will provide BAS PM services for the upkeep of the BAS. • The contractor will perform BAS PM site visits twice a year. • The contractor will provide a bar chart for routine maintenance indicating when work will commence and be completed in each section. • The contractor will provide experience and past performance information, including a list of contracts and subcontracts held over the past three years for similar work.
