Description
The Alabama Department of Human Resources (DHR) is seeking a qualified contractor to provide quarterly preventive‑maintenance (PM) and minor‑repair services for all HVAC equipment located at its county offices and central warehouse throughout the state for FY 26. The scope covers boilers, chillers, split‑systems, packaged units, air‑handlers, pumps, fans, and water‑treatment testing for the eleven water‑cooled sites. Service must be performed on a strict quarterly schedule, documented with photos, signed inspection forms, and prior written approval for any repair work. Vendors must hold Alabama state HVAC contractor, refrigeration, and master gas‑fitter licenses, as well as EPA Section 608 certification, and must attend mandatory site‑visit dates to be eligible to bid.
• Perform quarterly PM tasks at each location: filter replacement, coil cleaning, lubrication, refrigerant checks, pump & motor inspections, and water‑treatment testing where required.
• Provide written repair quotes and obtain DHR written approval before any non‑routine repair is performed.
• Submit completed PM Inspection Forms, photos, and water‑treatment reports immediately after each visit; all work must comply with state and EPA reporting requirements.
• Pricing is submitted as a single unit‑price per location per quarter, covering labor, travel, supplies, and consumables.
