The Department of Veterans Affairs is seeking a qualified lessor to provide a fully serviced, ground‑floor clinical space in Huntsville, Alabama for a new Women’s Health Clinic. The lease must include comprehensive janitorial, security, CCTV, high‑speed Wi‑Fi, HVAC, and all required interior finishes, fixtures, and equipment as detailed in the extensive room‑by‑room specifications (entrance vestibule, lobby, restrooms, reception, exam rooms, offices, group counseling/conference room, kitchen/break room, storage, telecommunications room, etc.). The lessor is responsible for delivering a “turn‑key” space that meets VA standards for accessibility, sound transmission (STC 45), security, and technology infrastructure, and must maintain these services throughout the lease term.
• Lease of contiguous, ground‑floor clinical space in a professional building.
• Fully serviced lease: janitorial, security, CCTV, basic cable, access control, high‑speed guest Wi‑Fi, overtime HVAC included in rent.
• Detailed interior fit‑out requirements for each functional area (entrance, lobby, restrooms, exam rooms, offices, conference room, kitchen, storage, telecom room, etc.).
• All materials, parts, labor, and ongoing maintenance (e.g., HVAC filter replacement, security system updates) provided by the lessor.
• Compliance with VA security, accessibility (ADA), sound‑proofing, and technology standards.
• Required signage, finishes, and periodic repaint/re‑flooring responsibilities.
