Budget estimate

$10,000,000 – $50,000,000

The budget for this project can be estimated based on the cost of the redevelopment and the potential revenue from the affordable housing units. The City is making available gap financing up to $1,500,000 to support affordable housing units in the project, and the selected developer will have the opportunity to obtain Rental Assistance Demonstration (RAD) Project Based Vouchers (PBVs) through a negotiated agreement with the Raleigh Housing Authority (RHA). The cost of the redevelopment will depend on the design and scope of the project, but a rough estimate could be around $10-20 million. The potential revenue from the affordable housing units will depend on the number of units and the rent levels, but a rough estimate could be around $1-2 million per year. Based on these estimates, the budget for this project could be in the range of $10-50 million over the 50-year term of the lease.
