Description

The University of Kansas Medical Center (KUMC) is seeking a qualified contractor to provide campus‑wide fire and safety services for its Kansas City campus. The contract covers routine inspection, testing, preventive maintenance, repair, and documentation for a broad array of life‑safety systems, including fire extinguishers, emergency lighting, backflow preventers, fire pumps, dry‑pipe and pre‑action sprinkler systems, special‑hazard suppression (FM‑200), kitchen hood suppression, VESDA aspirating smoke detectors, fire department connections, private fire hydrants, and UPS/battery systems. The work will be performed under strict NFPA and Kansas State Fire Marshal standards, with monthly, quarterly, semi‑annual, and annual service frequencies, and requires detailed service tickets and searchable reporting. The contract is a one‑year initial term with up to four one‑year renewal options, and the contractor must supply certified technicians, meet 24/7 emergency response times, and manage a high‑volume service schedule across more than 1,100 extinguishers and 2,500 lighting fixtures. • Scope includes inspection, testing, maintenance, and repair of 14 life‑safety system categories across the entire KUMC campus. • Frequency requirements: monthly (extinguishers, lighting), quarterly (backflow, dry‑pipe, fire‑department connections), semi‑annual (special‑hazard, kitchen hood, VESDA), annual (pumps, hydrants, UPS/battery, full extinguisher service). • Contractor must provide Kansas‑state fire‑marshal certified technicians, meet defined emergency response times (≤ 1 hr phone ack, ≤ 4 hrs on‑site for emergencies), and deliver searchable Excel/CSV reports by the 10th of each month.

Budget estimate

$1,500,000 – $3,500,000

No contract value is disclosed, but the scope involves servicing over 1,100 fire extinguishers, 2,500 emergency‑lighting fixtures, numerous sprinkler and suppression systems, plus UPS/battery maintenance across a major medical campus. Based on typical market rates for comprehensive fire‑safety contracts at similar academic medical centers, the annual contract value is likely to fall between $1.5 million and $3.5 million, depending on labor rates, material markup, and the inclusion of the severable UPS portion.
