Student Support & Academic Building Construction Management Services

The University of North Florida (UNF) is seeking construction management services for the Student Support and Academic Building project. The project involves the construction of a new 60,000 square foot building that will house student-related services, including dining, lounge, study, academic support, office, and auditorium spaces. The contract was awarded to AJAX BUILDING COMPANY, LLC. The contract includes two phases: pre-construction services and construction services. The pre-construction services phase includes cost estimates, constructability reviews, code compliance, and project schedules. The construction services phase includes the development of a Guaranteed Maximum Price (GMP) and the construction of the project. • The project is expected to break ground in late spring of 2025 and be completed by July 2026. • The contract includes a provision for liquidated damages. • The University reserves the right to reject any or all proposals and to waive information and minor irregularities in proposals received. • The contract is subject to the terms and conditions of the University's procurement regulations.
