Description
The South Huntington Union Free School District seeks a qualified construction‑management firm to serve as Construction Manager of Record for its annual K‑12 capital‑improvement program (approximately $5‑7 million per year). The firm will work alongside the District’s architect, manage pre‑construction, bidding, construction, and close‑out activities across multiple school sites in Suffolk County, and provide on‑site oversight, schedule coordination, cost control, and post‑construction turnover.
• Provide full‑service CM for annual capital projects, acting as the District’s primary liaison with architects, contractors, and officials.
• Responsibilities include cost estimating, value‑engineering, bid package preparation, daily site inspections, change‑order administration, safety compliance, and final documentation.
• Minimum qualifications: ≥5 years CM experience, 3‑5 comparable NY S K‑12 school projects, qualified CPMs with ≥5 years experience, and required A‑M Best‑rated insurance limits.
• Proposal must be submitted hard‑copy + PDF on flash drive by Feb 12 2026 11:00 a.m.; questions due Feb 6 2026; site‑visit requests also due Feb 6 2026.
• Fee to be submitted as a percentage of total construction spend (July 1 – June 30) with potential negotiation for lump‑sum project fees.
